Safety

Stop the water first

Turn the AC off at the thermostat. Move anything valuable out of the drip path. If water has reached electrical outlets, a light fitting or the neighbour below, call an electrician and stop reading. Water in electrics is not a repair job, it is a safety one.

The most common cause in NYC apartments. Algae and slime build up in the drain trap and the line above it, water backs up in the pan, and eventually overflows. A float switch in the pan should shut the system down; when the float switch is missing or bypassed, water finds the ceiling below. Fix: flush the line, clean the trap, refit or add the float switch.

Sleeve

Tilted sleeve or blocked exterior drain

Through-the-wall sleeves and window units drain to the outside. When the sleeve is level or tilted inward, condensate runs into the room. Blocked exterior weep holes have the same effect. Fix: shim the sleeve outward by a fraction of an inch, clear the exterior drain path.

Pump

Where the drain runs uphill to reach a utility sink or exterior wall, a condensate pump lifts the water. A failed pump, jammed float or blocked outlet line stops lifting and the pan fills. Fix: replace the pump, clear the discharge line, verify the check valve.

Ice

  1. Coil freezes

    Low airflow (dirty filter, choked return) or low refrigerant charge drops coil temperature below freezing.

  2. Off cycle

    When the unit stops, ice melts — sometimes faster than the drain pan can handle.

  3. Water overflows

    The pan overflows onto the drip pan, then the floor.

  4. Fix

    Change the filter, wait 24 hours to thaw. If freezing recurs, refrigerant is low and a technician is needed.
