Coil clean (indoor and outdoor), condensate drain flush, filter check, refrigerant pressure and superheat read, capacitor microfarad test, blower and condenser fan amperage, thermostat calibration, and a written condition report with photos of the equipment as we found it. We do not sell add-ons that were not on the quote.

How much does AC maintenance cost in NYC?

A single-system tune-up is $220 to $380 depending on equipment type. Ductless mini-split maintenance runs $260 to $420 per outdoor unit plus indoor-head cleaning. Building-wide PTAC maintenance is quoted per unit on a quarterly contract; ask us for the fleet rate.

How often should NYC apartment AC be serviced?

Once a year in spring is the minimum. High-use systems in south- and west-facing apartments, hotel PTAC fleets and commercial rooftop units benefit from a twice-yearly cycle. Filters are changed every 30 to 90 days depending on the filter class and the building environment.

Will maintenance really extend the life of the equipment?

It reduces failure rate rather than extending lifetime in a dramatic way. Clean coils cut compressor amperage; clear drains prevent water damage; capacitor and contactor tests catch failures before they become no-cool calls in July. In practice a maintained system fails on a Tuesday morning instead of on a Saturday heatwave.

Do you offer maintenance contracts for buildings?

Yes. Quarterly maintenance contracts for hotels, extended-stay buildings and multi-family properties with PTAC fleets or central rooftops. The contract includes priority same-day dispatch on breakdown calls at contracted labour rates. Ask us for the terms.

Do you replace parts during maintenance without asking?

No. Maintenance is inspection, cleaning and measurement. If a capacitor is drifting or a contactor is pitted we quote the replacement in writing and get approval before the work happens. Nothing on the invoice is a surprise.
