Maintenance in these apartments spends most of the visit on the drain path and the filter access rather than the outdoor unit, and that is exactly right for the failure modes we actually see.
Brownstone central AC often has the outdoor unit on a rear terrace, a top-floor mechanical room or the roof. Access is the bulk of the visit cost, and roof or terrace work with a lift requires scheduling. We coordinate with tenants, buildings insurance and neighbours as needed.
