Heat pump repairMost commercial buildings in Manhattan, Brooklyn and Queens run one of five common configurations. We keep parts and refrigerant on the truck for each of them.
Single-cabinet units that sit on the roof and duct conditioned air down through the ceiling. Common on Manhattan retail storefronts, restaurants and small office floors up to about 12 tons per unit. Compressor, condenser fan, blower, gas heat exchanger and controls all live in one cabinet, so a failure is usually isolated to one zone rather than the whole building. We carry belts, capacitors, contactors, condenser fan motors and blower motors for Carrier, Trane, Lennox, York and Rheem RTUs, and we bring a manifold gauge set and refrigerant recovery equipment on every commercial call.
Indoor air handler paired with an outdoor condenser on the roof, in a rear yard or on a setback. Typical for restaurants that can’t fit an RTU, older Brooklyn brownstones converted to commercial use and offices in mixed-use buildings. Line-set length, condenser location and drain routing make each installation different, so we document the equipment tags on the first visit and keep them on file for future service.
Variable Refrigerant Flow and multi-zone mini-split systems handle offices, retail floors and mixed-use buildings that need independent zone control without full ductwork. Common brands in NYC are Mitsubishi Electric, Daikin, LG and Fujitsu. We service refrigerant charge, drain-pan sensors, indoor unit blower wheels and communication faults between indoor and outdoor units.
Packaged terminal AC and heat-pump units common in hotels, medical suites, dorms and older office buildings that never had central ducts. Standard PTAC sleeves are 42″ wide, so we can swap a failed unit in the same afternoon in most cases if the sleeve is intact.

Every commercial rooftop job starts with confirming access: which stairway, which door, whether we need a superintendent to unlock a bulkhead, whether a scaffold or lift is already on the block. In pre-war Manhattan buildings, the RTU may sit behind a parapet wall that requires fall-arrest anchors, and the co-op or condo board may need a certificate of insurance on file before we go up. We handle the COI paperwork before the first visit so we don’t lose the appointment to the front desk.
Buildings over 25,000 sq ft in NYC fall under Local Law 97 emissions limits starting 2024, tightening again in 2030. Refrigerant leaks, oversized replacement equipment and short-cycling systems all pull a building further from its target. On rooftop and split-system replacements we run a Manual N load calculation rather than replacing tonnage-for-tonnage, and we document refrigerant charge on every service call so the building can meet EPA Section 608 leak-rate reporting for systems over 50 lbs of charge.
A restaurant HVAC repair at 2 PM in July costs the business a service. A retail floor with a warm dressing room during Saturday foot traffic costs it a day. We book restaurant and retail service in the morning before opening or after close, and we bring lighting and a small vacuum so the space is ready for staff arrival.
Commercial tenants usually need three documents on every visit: a written scope with itemised parts and labour, a signed COI naming the landlord or managing agent as additional insured, and photos of the equipment tag showing manufacturer, model and serial number. We ship all three with the invoice so approval isn’t held up by a missing attachment.
