Project process

How a commercial install project runs

  1. Site survey and load calculation. We measure the space, review the existing equipment, run a Manual N or ACCA load calculation and specify the equipment that fits the actual load, not the nameplate.
  2. Written scope and quote. Equipment model numbers, tonnage, refrigerant type, warranty terms, included permits and rigging costs — all in writing before we book.
  3. DOB filing and permits. We file with NYC Department of Buildings under the work type appropriate to the scope: equipment replacement, alteration or new installation.
  4. Rigging and demolition. Crane lift scheduled pre-opening or overnight for occupied buildings. Existing equipment removed, refrigerant recovered per EPA Section 608.
  5. Installation and commissioning. New equipment set, refrigerant charged, controls wired, ductwork adapted, filters installed. Commissioning verifies airflow, superheat, subcooling and thermostat calls.
  6. Handover. As-built drawings, warranty registration in the building manager's name and a scheduled 30-day post-install check to catch anything the seasons missed.

Manufacturer parts warranty of 5 to 10 years on compressors and 1 to 5 years on the balance of components, plus a 1-year labour warranty from us on the installation workmanship. The written warranty terms are attached to the final invoice.
