Rooftop pricing depends on access, whether a lift or scaffold is required, and the number of units on the roof. Multi-unit sites get a per-site quote covering PM visits, emergency response and a discounted diagnostic rate.
Rooftop unit (RTU) diagnostics start at $250 during business hours and from $350 off-hours. Access matters: a straight ladder roof is one price, a locked bulkhead or a scaffold-required roof is quoted before we book. The diagnostic is credited toward the repair when approved on the same visit.
Carrier, Trane, Lennox, York, Rheem, Bryant, Daikin and Goodman in 3 to 25 ton packaged units. Larger industrial packaged units and supermarket rack systems fall outside our scope.
Failed blower belts and motors, failed condenser fan motors and capacitors, tripped high-pressure switches from dirty condenser coils, control board failures, gas valve and igniter faults on gas-heat RTUs, and refrigerant leaks at the coil brazing joints. We diagnose in the order that returns cooling fastest.
Yes. We schedule the crane, file the street occupancy permit and coordinate with the building loading dock. Replacements are usually done pre-opening or on a Sunday so the tenants below stay in business.
Yes. Quarterly PM contracts cover belt and motor inspection, condenser coil cleaning, refrigerant charge check, gas heat exchanger inspection, control board verification and a written condition report. Contract accounts get priority scheduling and a discounted diagnostic rate.
Yes, and it takes coordination. Landmarked buildings often require the RTU to be screened from street view, and any replacement equipment must fit within the existing screen. We survey the roof and confirm equipment fit before we quote the replacement.
