Rooftop service

Rooftop unit service scope

  • Belts, blower motors and blower wheels — replacement and static-pressure verification.
  • Condenser fan motors and run capacitors — the top-two RTU failures in NYC summers.
  • Compressor start components, contactors, hard-start kits and thermal overloads.
  • Refrigerant leak detection, evacuation and recharge — EPA Section 608 certified.
  • Gas-heat RTU service — igniters, gas valves, flame sensors, heat exchanger inspection.
  • Control-board diagnostics and thermostat / BMS integration.
  • Full RTU replacement — crane lift, permit filing, curb adaption, commissioning.
Symptom → cause

Common rooftop unit failures we fix

  1. Unit runs, no cooling, high pressure trip. Dirty condenser coil is the top cause on a NYC roof. We wash the coil, verify subcooling and reset the pressure control after the run is stable.
  2. Blower belt broken or slipping. Belt replacement, tension verification, static pressure re-measured. If the motor bearings are noisy we quote the motor before it seizes.
  3. Condenser fan not spinning. Failed run capacitor 80% of the time, failed motor 20%. We test capacitor microfarads and motor windings to confirm before parts.
  4. No heat on a gas-heat RTU. Failed igniter, dirty flame sensor, stuck gas valve or tripped high-limit switch. We combustion-analyse before we return the unit to service.
  5. Control board failure. We check board voltages and outputs, replace the board with the manufacturer part and re-flash the schedule and setpoints.
  6. Refrigerant leak. Nitrogen pressure test, electronic leak detection, repair by braze or component swap, recover-evacuate-recharge to spec. We never top-off a leaking system.

How we work on the roof

Commercial standard of work

  • Certificates of insurance issued to landlords and managing agents before the first visit.
  • Off-hours and pre-opening visits so repairs do not close the floor.
  • Written scope and price on every job, suitable for accounts payable approval.
  • Per-site equipment history so a recurring fault is treated as a pattern, not a new call.
  • EPA Section 608 certified refrigerant handling on every commercial refrigerant job.
  • Direct contact with the technician who knows your roof, not a rotating call centre.
Questions

Frequently asked questions

Frequently asked questions

What does a rooftop unit diagnostic cost?

Rooftop unit (RTU) diagnostics start at $250 during business hours and from $350 off-hours. Access matters: a straight ladder roof is one price, a locked bulkhead or a scaffold-required roof is quoted before we book. The diagnostic is credited toward the repair when approved on the same visit.

Which RTU brands and tonnages do you service?

Carrier, Trane, Lennox, York, Rheem, Bryant, Daikin and Goodman in 3 to 25 ton packaged units. Larger industrial packaged units and supermarket rack systems fall outside our scope.

What are the most common RTU failures?

Failed blower belts and motors, failed condenser fan motors and capacitors, tripped high-pressure switches from dirty condenser coils, control board failures, gas valve and igniter faults on gas-heat RTUs, and refrigerant leaks at the coil brazing joints. We diagnose in the order that returns cooling fastest.

Can you coordinate crane lifts for full RTU replacement?

Yes. We schedule the crane, file the street occupancy permit and coordinate with the building loading dock. Replacements are usually done pre-opening or on a Sunday so the tenants below stay in business.

Do you write RTU service contracts?

Yes. Quarterly PM contracts cover belt and motor inspection, condenser coil cleaning, refrigerant charge check, gas heat exchanger inspection, control board verification and a written condition report. Contract accounts get priority scheduling and a discounted diagnostic rate.

Do you service RTUs on landmarked buildings?

Yes, and it takes coordination. Landmarked buildings often require the RTU to be screened from street view, and any replacement equipment must fit within the existing screen. We survey the roof and confirm equipment fit before we quote the replacement.
