Multi-unit offices and small commercial floors receive a per-site quote covering scheduled PM visits, emergency response terms and a discounted diagnostic rate for contract accounts.
Quarterly PM visits cover filter replacement, coil inspection and cleaning, refrigerant charge check, belt and motor inspection, thermostat verification, condensate line service and a written report of any components approaching end of life. Filter costs are itemised on the invoice.
Yes. We spec MERV 11 to MERV 13 filters where the equipment static pressure allows, and we can install in-duct UV-C and bipolar ionisation for offices that ask for IAQ upgrades. We measure static pressure before and after the upgrade so the equipment does not run under-airflowed.
Quarterly contracts run $140 to $320 per unit per visit depending on equipment type, roof access and filter count. Offices with 5 or more units get a per-site quote. Contract pricing includes a discounted diagnostic rate on emergency calls and priority scheduling during heat waves.
Yes. We work directly with tenants and their office managers, with the landlord copied on scope documents where the lease requires it. Certificates of insurance are issued to both parties before the first visit.
Yes. We disconnect and reconnect ductless mini-splits and small commercial splits for office relocations, verify refrigerant charge after the move and update the equipment log so the PM schedule follows the tenant.
Standard PM visits are scheduled during business hours to minimise disruption to conference rooms and open-plan seating. Weekend and after-hours visits are available on request and carry the higher labour rate, which we quote in advance.

At the next PM visit, we can review thermostat schedules, supply and return airflow, filter loading and hot or cold complaints by zone rather than treating a comfort issue as a single thermostat problem.
Roof access windows, freight-elevator rules and landlord approval can determine when work is possible in Manhattan offices. We document observed equipment condition and recommended repairs so the office manager can coordinate with the landlord or managing agent.
